In Uganda there is a lot of mistrust in the real estate sector with many people believing that most real estate practitioners are con men or thieves. This reputation tends to take its toll on the real estate sector as a whole with several agencies, brokers and developers losing out on money and projects due to potential investors not trusting their services. At Byton Uganda Ltd, we have redesigned the sales model to a point where we are able to verify property ownership with authorities and seller credibility before listing the property in our search database and such property is marked “verified”. We aim at providing to our customer indisputable property that they will be able to use for their entire life time. The roundtrip property cost, i.e. the agency/broker commission cost of buying and selling property is currently around 8% to 14% in Uganda and most fees are fixed, and paid by the buyer and a percentage by the seller. We have re-designed the sales model and we are able to offer sellers the opportunity to sell for as little as 1.5% commissions on transfer. At Byton we believe that Photos sell homes. We have embraced the tech industry to a point where we are able to arrange professional property photo shots which offer sellers and buyers the opportunity to quickly market and sell their property. Our unique property management model offers property management services to Ugandans living and working abroad i.e. high tech rent collection, hunting down payments, sending out pay or quit notices at a flat rate of 2% on total monthly rental income. The rental income collected is wired to the property owner’s account on a monthly basis. This only does great saving to the property owner but as well reflects our passion about helping people find perfect and efficient service.
